List of Documents and Information

General note:

All copies submitted to be certified as true copy of the original.

Birth certificate, marriage certificate and proof of address to be less than 3 months old.

Additional documents and information may be requested on a case to case basis and as part of our KYC obligations.

Documents and information required:

From Buyer and Seller who are natural persons:

  • Birth certificate & ID card
  • Proof of address
  • Marriage certificate (if any)
  • Divorce certificate/order (if applicable)
  • Occupation
  • Birth certificate & ID card of the spouses of the Buyer and the Seller

From Buyer and Seller who are legal entities:

  • Certificate of incorporation / Statuts of Société
  • Business Registration Number (BRN)
  • Written Resolutions to (i) approve the sale or acquisition; and (ii) appoint signatory(ies)
  • Birth certificate, ID card, proof of address and occupation of the signatory(ies)

Additional documents and information in respect of the property to be sold or acquired:

General:

  • Title deed of the property
  • Original PIN (Parcel Identification Number) certificate
  • Original site plan from land surveyor
  • Survey report from land surveyor (if any)
  • Valuation report (if any)
  • Sale price
  • Letter of No Objection from inscribed creditors
  • Syndic clearance < 1 month old (if applicable)
  • Municipality clearance (if applicable)
  • Morcellement permit or BLUP (if applicable)

In case of a land with a building:

  • Brief description of the building and surface area
  • Specify whether the building is leased
  • CEB (Central Electricity Board) and CWA (Central Water Authority) clearances

In case of a Copropriété:

  • Copy of the existing ‘Règlement de Copropriété’ and/or ‘Cahier des Charges’ (as may be amended) – Co-ownership rules applicable to the property

Documents and information required:

From the Donor (the one giving) and Donee (the one receiving – beneficiary) who are natural persons:

  • Birth certificate & ID card
  • Proof of address
  • Marriage certificate (if any)
  • Divorce certificate/order (if applicable)
  • Occupation
  • Birth certificate & ID card of the spouses of the Donor and the Donee

From the Donor and Donee who are legal entities:

  • Certificate of incorporation / Statuts of Société
  • Business Registration Number (BRN)
  • Written Resolutions to (i) approve the donation; and (ii) appoint signatory(ies)
  • Birth certificate, ID card, proof of address and occupation of the signatory(ies)

Additional documents and information pertaining to the asset to be transferred:

If the asset is an immovable property: see documents and information required under section “For the Sale or Acquisition of an Immovable Property

If the asset is a movable property: full description and value of the asset to be transferred (e.g. shares or other securities, intellectual property rights or other contractual rights).

NB:

  • A donation will require the presence of 2 witnesses who shall reside in Mauritius, of age, and not be related to the Donor and Donee.
  • Additional documents or information may be required on a case-to-case basis.

Documents and information required from the Principal (or “Mandant”) and the Proxy (or “Mandataire”):

  • Birth certificate
  • ID card
  • Proof of address
  • Marriage certificate (if any)
  • Occupation

Note that an “Affidavit de Succession” or “Acte de Notoriété après Décès” will require the presence of 2 witnesses who are preferably residing in Mauritius, of age, and must have known the deceased.

Documents and information pertaining to the Deceased:

  • Any will or testament
  • Original death certificate
  • Birth certificate
  • Proof of address at the time of demise
  • Marriage certificate (if any)
  • Occupation at the time of demise
  • Title deed in respect any property

Documents and information pertaining to the Heirs:

  • Birth certificate & ID card
  • Proof of address
  • Marriage certificate (if any)
  • Occupations

Documents and information pertaining to the Witnesses:

  • Birth certificate & ID card
  • Proof of address
  • Marriage certificates (if any)
  • Occupation
